The Woodlands area growth driving subdivision, multi-family and commercial expansion
New additions to keep pace with area growth are being made to the gated community of Harper’s Preserve next to the Woodlands. “Harper’s Preserve is expanding its home builder lineup with higher priced homes, more amenities, and the addition of multi-family and commercial convenience, all in response to the higher quality of life demanded by those families who desire to work, live and play near everything,” says Sam Yager III, Executive Vice President of SYI which develops Harper’s Preserve on behalf of 242, LLC, a partnership between Forestar and First Continental.
Harper’s Preserve East Village -New Gated Home sites with Lots of Amenities
Three new sections in the private gated master planned community of Harper’s Preserve should open in the second quarter of 2015. These new sections contain four new neighborhoods: Palmetto Place, Palmetto Park, Harper’s Trails and Bayou Bend. The homes will be priced from the $290’s to $600’s.
• Palmetto Place features 80’ X 140’ home sites by Drees Custom Homes with views of the new fly fishing lake (Lake Palmetto).
• Palmetto Park features 75’ X 130’ lots from J. Patrick Homes and Ashton Woods with great access to Palmetto Lake Park and stunning views of Lake Palmetto.
• Harper’s Trail features 65’ X 130’ home sites by Highland Homes and Gehan Homes located adjacent to Stewards Park and the community trail system.
• Bayou Bend is located adjacent to Horspen Bayou and the community trail system and consists of 55’ X 125’ home sites by Highland and Plantation Homes. Bayou Bend also has a section of patio homes next to Stewards Park by Chesmar Homes and Plantation Homes.
These new sections in East Village offer buyers a truly natural and peaceful atmosphere in a wooded landscape with lake and park view lots, a gated entrance and the new amenity features, Palmetto Lake Park and Stewards Park. Palmetto Lake Park is located lakeside with a proposed stocked fishing lake and pier, the Wild Life Garden, walking trails, a future picnic area and a centrally located playground. De Anda Allied Venture closed on 7.705 acres located adjacent to Harper’s Preserve West Village on S.H. 242 and Harper’s Way less than 1 mile east of I-45 and minutes from the Woodlands Town Center for a 216-unit garden style multifamily community. In addition, Worthing Companies has also purchased 15.4 acres located west of the entrance of Harper’s Preserve East Village which is located just south of Harper’s Trace and S.H. 242 for a 328-unit sophisticated multifamily community.
Harper’s Retreat (216 units)
De Anda Allied Venture II, LLC is partnering with Allied Orion Group, a fully-integrated, multi-housing real estate investment and development firm which has successfully acquired or developed over 14,000 multi-family units with a total aggregate value of approximately $1.1 billion. Currently, they manage approximately 26,000 units in seven states as the second largest multi-housing manager in Houston and the 50th largest multi-housing manager in the U.S.
“We plan to develop 216 units of luxury gated multi-family housing consistent with the high standards evident in the Harper’s Preserve community, and consistent with other housing we have developed in Houston area master planned communities such as Cinco Ranch, The Woodlands and Riverstone,” said Charles Crane, Senior Vice President of Allied Orion Group.
Harper’s Retreat, which began construction in December 2014, will be a 216-unit, three-story, multi-building, garden style apartment community. It will have one and two bedroom units ranging from 681 sf to 1163 sf. This community will also feature garages and covered parking. The internal multi-family amenities include a resort-style clubhouse and pool, fitness center, billiards lounge, Starbucks café, private dog park, pool side and landscaped courtyard grilling stations. Heights at Harper’s Preserve (328 units)

Harper’s Preserve Commercial
In addition to the multi-family land sales, 242, LLC announces the sale of 6.899 acres to First Hartford, a retail development group. “ Retailers, like the new Costco that just opened east of I-45 on S.H 242, are seeking to secure a long-term position on the east side of I-45 to service the needs of the high income residents and corporate campuses of the Woodlands area,” said Sam Yager, III of SYI.
First Hartford Realty Corporation is a Connecticut based retail development group that is engaged in the acquisition, development, and management of land and properties in Texas, New Jersey, Massachusetts, Connecticut, Delaware and Rhode Island. First Hartford leased a 3.4 –acre site at the southwest corner of Harper’s Trace and S.H. 242 to CVS. The new 14,000 sq. ft. CVS is scheduled to open end of third quarter of 2015 and it will be located west of the entrance of the East Village section of Harper’s Preserve just next to the Heights at Harper’s Preserve being developed by Worthing Companies.
